Steps to Selling

Set the Stage

  • Meet with your Avenue Realty team – talk through your home, the location, schools, neighbors and more.
  • Examine your house with your Avenue Realty Team room by room, inside and out. Identify any recommended fixes or updates.
  • Declutter and create a blank canvas to attract the largest swath of buyers.
  • Avenue Realty team will prepare disclosures, take measurements and any final touches.
  • Avenue Realty will arrange for professional photos and/or a home tour, finalize pricing and prep all pre-Listing/pocket listing marketing materials.

Hitting the Market

  • Avenue Realty team will market your home as a prelist to our list of preapproved buyers, specific target markets, Avenue Realty business partners and other realtors with listings active or sold near your home.
  • We'll market your home as "coming soon" on MLS, Zillow, the Avenue Realty website, Instagram, Trulia, Postlets, Facebook, Twitter and other social media platforms.
  • We'll activate your MLS listing and update all social media links and marketing materials.

Showings/Open Houses & Feedback

  • Avenue Realty team will assist you in preparing your house for showings – we'll ensure rooms are decluttered and organized, pets kenneled, proper lights on, and that valuables and medications are in a safe or out of the house.
  • Our communicates team showing requests, feedback and questions as we get them – make sure to check your phone and email for exciting news!
  • Feedback will be collected by Avenue Realty and any suggested changes, updates, or adjustments will be addressed.

Offer and Purchase Agreement

  • As offers come in, the Avenue Realty will sit down face to face to walk through the offer. We'll discuss - if multiple offers provide a comparison, highlighting pro’s and con’s
  • Avenue Realty team will do another analysis and help determine what to negotiate and what to accept in the purchase agreement.
  • We'll work with the other agent (or purchasers) leveraging our years of experience and in house counsel to achieve the best arrangement for you!
  • After acceptance of an offer one of the next hurdles is a home inspection”
  • We'll provide guidance in negotiating any amendments and [rovide you access to our extensive list of tradespeople if work needs to be performed.
  • Appraisal means you're almost to the finish line! Homes should be show-ready for the appraisal appointment

Sell

  • The buyer's final walk through is the second-to-last-step.
  • Avenue Realty will assist to make sure your home is clean, and free and clear of debris. Leave all TV mounts, window treatments, mirrors and other agreed on personal property items as stated in the purchase agreement.
  • Closing — You made it! With Avenue Realty, the closing agent reviews the sale agreement to determine what payments and credits the owner should receive and what amounts are due from the buyer. The closing agent also ensures that certain transaction costs are paid (taxes and title searches).
